What is TOD?
Transit-Oriented Development (TOD) District
Transit-oriented development, or TOD, typically includes residential development incorporated into a mix of different uses that all connect to and support a nearby transit station. In Palm Beach Gardens, the TOD District is centered around the planned light rail station along the Florida East Coast (FEC) railway adjacent to Alternate A1A at PGA Boulevard. The conditions and development of the TOD aim to reflect the character of the City, facilitate mobility efforts, support future ridership, and enhance the economic sustainability of the area.
The City has seen a tremendous response to the vision and implementation of the TOD District. Several projects have come through the Development Process, implementing the strategies outlined in the plan. See below for some examples:
- PGA Station Phase I: multifamily residential and office
- 8-story 396-unit multifamily building – Constructed and Open
- 9-story 200,000-square-foot office building – Approved
- Florida Power and Light office campus:
- Phase I: 270,000-square-foot office building – Constructed and Open
- Phase II: 250,000-square-foot office building – Approved
- Mira Flores Redevelopment: 362 multifamily units (330 new units) – Approved
- PGA Station Phase II: 620 multifamily units across two buildings – Approved
- Downtown Palm Beach Gardens: 280 apartment units and 174-key hotel – Approved
